Property Registry

The Puerto Rico Property Registry is a unit of the Department of Justice whose primary function is the registration of documents relating to real estate transactions. The Registry also provides publicity about these businesses to lawyers, financial institutions, appraisers, title investigators and the general public.

When there is a transfer of inheritance with real estate properties (houses, buildings, farms, etc.), it is necessary at the end of the process to go to the Registry to make the corresponding change of ownership. In this case, it is also necessary to go to the Centro de Recaudaciones de Ingresos Municipales (CRIM) to register the new owners. The CRIM is the corresponding agency for all matters related to property tax.

We also have a special property search service. This service is available in case you need to verify the "registry data" of a property.

In summary, we offer the following services:

  • Property Search
  • Registry Certification: public document signed by the Registrar, which attests to the content of the Registry and is effective against all.
  • Submission of documents
  • Resolution of notifications
  • Withdrawal of documents
  • Other services
